Ok. Invoices went out, work is done. I am closed for the holidays. *siiiiigggghhh!*
We were at the house for a couple of hours this morning with the inspector as I mentioned yesterday. We passed, good news. He was concerned about the roof and foundation, bad news.
Now... not TOTALLY bad. Less than ideal is probably a better way to put it. The kind of work needed isn't terribly expensive... around $8,000 - $10,000 to completely redo the foundation (pier and beam) and replace the whole roof. Neither of these are necessary, they would be a good idea is all. We have a foundation specialist coming out on Wednesday to take a good look underneath to give us a quote, so we will know more then.
Otherwise, there was a small water leak in the shower, which -- when the owner/agent uncomfortably showed up while we were there with the inspector -- she agreed to repair and already had her plumber through there to take a look. We'll see how that goes.
Other than the above the only other thing he pointed out was the whomever did the renovation did a shoddy job. The drywall that was cut into and replaced for various renovation projects was not taped properly when it was reinstalled. Where the tape should be smooth cracks are starting to appear, so we will at some point need to either fix up the drywall, or after the house has been releveled replace the textured drywall with fresh, smooth, square beautiful drywall.
